How often should a commercial fireplace chimney be swept?
NFPA 211 says every chimney should be inspected at least once a year and cleaned whenever deposits are found. A fireplace lit most evenings from November to March usually needs more than one sweep a season; one lit a few times a year for events may need only the annual visit. After the first visit we recommend a schedule for each fireplace based on what came out of it.
Who is responsible for chimney sweeping in an HOA or apartment community?
It depends on the governing documents, so check the CC&Rs or the lease. As a rule, fireplaces in clubhouses and other common areas are the association’s responsibility. In-unit fireplaces are usually the owner’s in a condo HOA and the landlord’s in a rental community, because tenants have no way to reach the chimney. Will sweeping disturb our guests or residents?
No. We schedule before opening, between lunch and dinner service, on quiet weekdays, or unit by unit with notice to residents, and we protect the area around each fireplace while we work.
Do you sweep wood-fired pizza ovens or kitchen exhaust systems?
