Every home is quoted individually, because the work is driven by things we have to look at first: the number of HVAC systems, the number of supply and return vents, the square footage, and whether the ductwork is accessible. Be wary of anyone who quotes a whole-home price sight unseen — a flat rate that low usually covers register vacuuming, not the full system.

Two to four hours for a typical single-system home. Larger homes and multi-zone systems run four to six hours. A one-hour visit is not a full-system cleaning.

Every three to five years for a typical Valley home. Move it sooner after renovation, after a pest event, if anyone in the home has significant dust sensitivity, or if dust is visibly discharging from the registers.

Cleaning removes what is inside the ducts. Sealing closes gaps and leaks in the duct system so conditioned air stops escaping into attics and wall cavities. They solve different problems — cleaning addresses air quality and debris, sealing addresses efficiency loss — and a home can need one, the other, or both.

We are not going to tell you it does, because the EPA says it has never been shown to. Their position is worth reading in full: duct cleaning "has never been shown to actually prevent health problems", and they do not recommend cleaning ducts routinely — only as needed. What we can tell you is what comes out, because we film it. If your registers are visibly discharging dust, if there is mould growth inside the system, or if something has been living in your ductwork, those are the three conditions the EPA does say warrant cleaning, and they are conditions you can see. If none of them apply to your home, the honest answer is that you probably do not need this service yet, and we will say so on the inspection rather than after you have paid for one.

There is no federally recommended interval, and any company quoting you one is quoting a sales cycle rather than a standard. The EPA recommends cleaning as needed rather than on a schedule. What is specific to Arizona is that fine desert dust and monsoon-season particulate load a system faster than in most U.S. climates, so the "visible debris discharging from registers" condition arrives sooner here than it would in, say, Oregon. Look at your supply registers and the return filter. That tells you more than a calendar does.
